BY-LAW NUMBER 2833-86
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of Aurora
enacts as follows:
1. The zoning category applying to lands shown in dark outline on
Schedule 'A' attached hereto and forming part of this By-law is
hereby amended from "H-Holding" and "C3-Service Commercial" to
"C3-3 Service Commercial Exception" and "E.P. Environmental
Protection"
2. That Section 22 is hereby amended by adding the following as Section
22.4.2:
"The lands shown zoned 'C3-3' may only be used for an automobile
campus comprising 4 automotive sales dealerships including servicing
areas for the dealerships provided that the following requirements are
met."
(i) Total parking for the site -200 spaces
Total car display parking for the site -500 spaces.
(ii) Landscaping.
The owner shall provide a landscaped open space area
containing such berms, walls, fences, hedges, trees and
shrubs or other ground cover as are deemed necessary which
will have the following dimensions ••

a) Adjacent to Yonge Street -average 5 metres in no
case less than 2 metres.
b) Adjacent to the north property line -no less than 10
metres.
c) Adjacent to Old Yonge Street no less than 5
metres"
3. No part of this By-law will come into force until the provisions of the
Planning Act have been complied with but subject to such provisions
the by-law will take effect from the day of passing thereof.

This amendment to the .official Plan for the Town of
Aurora, which has been adopted by the Council of the
Corporation of the Town of Aurora is hereby approved
in accordance with Section 21 of the Planning Act as
Amendment No. 41 to the Official Plan for the Town of
Aurora.

Ontario Regulation 404/83' made by the Lieutenant
Governor-in-Council under subsection 17 of section 34 of The
Planning Act (1983). I also certify that the 35 day objection

of objection to the by-law has been filed by any person in the
office of the clerk.
