OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING a By-law to adopt amendment
No. 29 to the Official Plan of the
Aurora Planning Area.
The Council of the Corporation of the Town of Aurora, under section 17
of the Planning Act, 1983, hereby enacts as follows:

THAT Official Plan Amendment No. 29 for the Town
of Aurora consisting. of the attached maps and
explanatory text is hereby adopted.
THAT the Clerk is hereby authorized and directed
to make application to the Ministry of Municipal
Affairs and Housing for approval of Official
Plan Amendment No. 29 for the Town of Aurora.
THAT the provisions of this By-Law shall supersede
those of By-Law No. 2689-84 enacted and passed on
the 27th day of June 1984.
THAT the provisions of this By~Law shall come into
force and be effective on the day of final passing
thereof.

TO THE
OFFICIAL PLAN FOR ~HE

This amendment to the Official Plan fior the Aurora
Planning Area, which has been adopted by the Council
of the Corporation of the Town of Ambra is hereby
modified under the provisions of sectiion 21 of the
Planning Act, as follows:
l. Part II: The Preamble, Section ~' Location, is
modified by the addition of the 1ollowing to the
end of line 2:
" ... and Part of Lot 84, Conc,ssion l, E.Y.S.''
2. Part II: The Preamble, Section 4, Basis of the
Amendment, paragraph 3 is deleted in its entirety
to be replaced with the followin~:

"According to the Regional Engineering Department
a reserve capacity of 15.4 ~a (38 acres) of
land which may be designated for industrial
and commercial uses exists. The subject amendment
would utilize approximately 5 ha (12 acres)
for industrial purposes and 8 ha (20 acres)
for commercial purposes, toualling approximately
13 ha." I
3. Schedule 'A', Land Use Plan, Amendment No. 29 is
modified by the addition of the 0ord 'Major' proceeding
the words 'Open Space' as shown ~s modification 3.
As thus modified, this amendment is dereby approved
pursuant to section 21 of the Plannidg Act, as
Amendment No. 29 to the Official Plad for the Aurora
Planning Area.

' PART II: THE PREAMBLE
1. TITLE AND COMPONENTS
This amendment comprising the text and schedule
shall be known as Amendment 29 to t1 e Official Plan of
the Aurora Planning Area.

The purpose of this amendment is to redesignate
the subject lands in part of Lot 8q, Concession 1
E.Y.S. from "Rural" to "Open Space", "Commercial" and
"Industrial" and the lands in Part of Lot 84, Concession 1
E.Y.S. from Rural to Industrial.
LOCATION
The subject lands are located in part of Lot 80,
_Concession 1, E.Y.~
BASIS OF THE AMENDMENT
The subject lands in part of llot 80, Concession 1
I E.Y.S. are owned by the Town of Aurrora and were purchased
as part of a larger parcel abutting to the west. The
first phase of the development was ~redesignated from
"Rural" to "Industrial" by Officia] Plan Amendment No.
14. It is felt that the location df the part of the
property adjacent to Wellington St~eet (Regional Road
No.l5) because of its exposure to ~his arterial street,
is suitable for appropriate highwa~ or service commercial
types of uses. The property to the south and adjacent
to the existing Industrially desig~ated lands is planned
for prestige industrial or industrial service purposes.
The lands to the east are floJd prone and in some
cases steeply sloping and are therJfore unsuitable for
development, these lands are being redesignated from
"Rural" to "Open Space". Over the long term, it is
intended that the valley lands wil] be developed as
part of a park system along the Hoiland River. The
second parcel in part of Lot 84, cdncession 1 E.Y.S.
abutts an industrial subdivision which has recently
been draft approved. Provision haJ been made to allow

the development of these lands thr9ugh that plan of
subdivision. The lands in question form an extension
to existing industrial lands and a~e surrounded on the
east and north by floodplain, thereby effectively
curtailing any further industrial Jxtension in this
location. I

and "Commercial" and to part of Uot 84, Concession 1
E.Y.S. from Rural to Industrial Js shown on Schedule
'A' attached hereto and forming ~art of this amendment.
