OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 2213-7&.
NOW THEREFORE the Council of the Corporation of the Town of Aurora
enacts as follows:
1. That the zoning category applying to part of Lot 64, Registered Plan
246 as shown in dark shading on Schedule 'A' attached hereto and
forming part of this By-law is hereby amended from "R5-Special Mixed
Density Residential" to "R5-6 Special Mixed Density Residential
Exception"·
2. That Section 14.3 is hereby amended by adding the following as
Section 14.3.5.
"The existing building on the lands designated "R-6" together
with an addition of not more than 230 square metres may be used
for professional offices provided that parking is provided to the
rear of the building in accordance with the provisions of Section
6.26. Notwithstanding the provisions of Section 6.27 .5 a
continuous landscaped strip a minimum of 3.5 m wide planted with
suitable trees not less than 1.5 metres in height shall be
provided at the rear of the property and a continuous landscaped
strip a minimum of .& m wide planted with suitable trees not less
than 1.5 m in height shall be provided at the sides of the
parking lot abutting residential uses."
For the purposes of this section, professional offices shall be defined
as follows:
"Means the use of a building or part of a building for
professionally qualified people and shall include a lawyer's office,
architect's office, stock broker's office or an accountant's
office, but shall not include, a doctor's office, a dentist's office
or a clinic as defined under Section 3.27 ."
3. No part of this By-law will come into force until the provisions of the
Planning Act have been complied with but subject to such provisions
the by-law will take effect from the day of passing thereof.
