BYLAW - Amend 2213 78 (Sheelen) - 19841010 - 266484' \. ;\ t(_j BY-LAW NUMBER ;l66lf -'f?Lj OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA BEING A ZONING BY-LAW WHEREAS it is deemed advisable to amend By-law #2213-78. NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: 1. That Section 23.3.1.1 Uses Permitted is hereby amended by adding the following clause to subsection (i) "Except that unit 13 may be used as a banquet room complementary to the main floor tavern." Subsection (iii) is deleted and the following added in its place. "Units 1-11 inclusive, 16, 17, 19-39 inclusive one dwelling unit for each unit. Units 12-15 inclusive, 18 and 40 commercial uses as listed in (ii) above." 2. That Section 23.3.1.2. Parking is amended by deleting '240' in the third line and adding in its place '245'. 3. No part of this by-law shall come into force until the provisions of the Planning Act have been complied with but subject to such provisions that By-law will take effect from the day of passing thereof. Dated this -----"-Wl.------- day of _· _· _· _· ·-=-N"=o'-"vemb=:::e::;r'-----' 19-84 • CLERK • Explanatory Note By-law No. 2664-84 has the following purpose and effect: To amend By-law 2213-78 the zoning by-law to make an exception to the zoning provisions which govern the 'St. Andrew's Square' development. The present provisions state that all units with the exception of four have commercial uses on the ground floor, residential on the second and storage in the cellar. The other four have commercial uses on the ground and second floor and storage in the cellar. The subject by-law would add 2 additional units to those which are commercial on both floors and allow the cellar of one unit to be used as a banquet room complementary to the main floor use which is a tavern. Since commercial floor area requires more parking, the parking requirement for the development is amended from 240 spaces to 245 spaces.
