BY-LAW NUMBER 2695-84
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 2213-
78 0
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. That Map 5 of Schedule A is hereby amended by changing
the zoning category from "M2-General Industrial" to
"M2-2 General Industrial Exception" as shown on Schedule
'A' attached hereto and forming part of this By-law.
2. That Section 26 is hereby amended by adding the following
as Section 26.4.3:
26.4.3 Notwithstanding the provisions of Section
26.2.2 -Siting Specifications and Section 26.2.3
Building Specifications the minimum rear yard requirement
and the maximum lot coverage for the lands shown
designated M2-2 on Schedule 'A' attached hereto and
forming part of this By-law shall be 0 and 62% respect-
ively.
3. That Section 6.26 is hereby amended by adding the
following as 6.26.2.3.
"Notwithstanding the provisions of Section 6.26.1.5 the
parking requirement for the lands designated M2-2 on
Map 5 of Schedule 'A' shall be 154 spaces based on the
ratio of one space for each 78m 2 ."
4. That Section 24.2 Loading Space is hereby amended by
adding the following as Section 24.2.5(b):
Notwithstanding the provisions of Section 24.2.3
the loading requirement for an addition to the
building on the lands designated M2-2 shall be 1
space provided that the addition does not exceed
2500 m2 .
5. No part of this By-law, will come into force until the
provisions of the Planning Act have been complied with
but subject to those provisions the By-law will take
effect from the day of passing hereof.

Explanatory Note
By-law 2695-Sl.f has the following purpose and effect.
To amend By-law 2213-78, the zoning by-law to provide relief
to a number of the provisions of the M2-General ~ndustrial
Zone so that a building addition of around 2500m (26,000
square feet) can be made. This addition will actually
involve replacement of part of the existing building. The
areas in which the By-law is being amended are as follows:
1. reduces the rear yard (i.e. Dunning Avenue) from 9m (30 feet) to 0,
2. increase the permitted coverage from 60% to 62%,
3. red~ce the parking requirement from 1 space for each
2 50m (approximately 500 feet) to 1 space for each 78m
lf. reduce the loading requirement for the building addition from 2 spaces to 1 space.
