BY-LAW NUMBER 2709-84
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 2213-
78.
NOW THEREFORE the Council of the Corporation of the Town ~f
Aurora enacts as follows:
1. That Section 25.2.1 and 26.2.1 are hereby amended by
deleting the reference to "Lot Area" and adding the
following in its place.
Lot Area (minimum)
Buildings up to 10 metres in height -1400 square metres
Buildings qver 10 metres up to 15 metres in height
-4000 square metres
2. That Section 25.2.2 and Section 26.2.2 are hereby
amended by deleting the reference to Side Yard and
adding the following in its place:

Buildings up to 10 metres in height - 3 metres
Buildings over 10 metres up to 15 metres
in height - 6 metres
That Section 25.2.3 and Section 26.2.3 are hereby
amended by deleting the reference to height and adding
the following in its place.

of the Planning Act have been complied with but subject to such
provisibns the By-law will come into force from the day of passing
thereof.

Explanatory Note
By-law 2709-84 has the following purpose and effect.
To amend By-law 2213-78, the zoning by-law to change
the maximum height for industrial buildings from 10 metres
(32.8 feet) to 15 metres (49.2 feet) in specified areas.
The new 15 metre (49.2 feet) will apply to the following
areas:
Lots 76, 77, 78, Cone. 1, E.Y.S.
east of CNR tracks
Lot 79
no change
Lot 80
east of Industry St. South/
Industrial Parkway
Lot 81
east of Industrial Parkway
Lots 82, 83 and 84
east of CNR tracks
In addition buildings of over 10 metres in height will
require a lot size of 4,000 sq~are metres (approx. 1 acre)
whereas the lower buildings currently permitted require
1,400 square metres (15,064 square feet). Side yard require-
ments are increased from 3 metres (9.8 feet) for a 10 metre
building to 6 metres (19.7 feet) for a 15 metre building.
