OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A ZONING BY-LAW
WHEREAS it is deemed advisable to amend By-law 2213-78.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. That Section 11 is hereby amended by adding the following
as Section 11.9. Detached Dwelling Second Density
Residential (R2-7) Exception Zone.
11.9.1 Uses Permitted.
In accordance with Section 11.1 hereof.
11.9.2 Zone Requirements
11.9.2.1 Lot Specification
Lot Area (minimum)
Lot Frontage (minimum)
370 sq. metres
12 metres
11.9.2.2 Siting Specification
Front Yard
Rear Yard
6 metres
7.5 metres
Interior Side Yard (minimum)
one or two stories -one side
the other side
Exterior Side Yard - 6 metres
11.9.3 Building Specifications
In accordance with Section 11.2.3.

2. That Section 11 is hereby amended by adding the following
as Section 11.10 Detached Dwelling Second Density
Residential (R2~8) Exception Zone.
11.10.1 Uses Permitted.
In accordance with Section 11.1 hereof.
11.10.2 Zone Requirements.
11.10.2.1 Lot Specifications
Lot Area (minimum) 460 square metres
Lot Frontage (minimum) 15 metres.

11.10.2.2 Siting Specifications
Front Yard (minimum) 6 metres
Rear Yard (minimu~) 7.5 metres
Interior Side Yard (minimum)
One or two stories -on one side -.6 metres
on the other side -1.2 metres
Exterior Side Yard - 6 metres.
11.10.2.3 Building Specifications
In accordance with Section 11.2.3 hereof.
3. That Map 4 of Schedule 'A' is hereby amended by changing
the zoning category from 'H-Holding' to 'R2-7 Detached
Dwelling Second Density Residential Exception Zone, R2-
8 Detached Dwelling Second Density Residential Exception
Zone and 1 0' Major Open Space as shown on Schedule 'A'
attached hereto and forming part of this by-law.
4. No part of this By-law will come into force until the
provisions of the Planning Act have been complied with
but subject to such provisions the by-law will take
effect from the day

Explanatory Note
By-law No. 2662-84 has the following purpose and effect.
To amend By-law 2213-78 the zoning by-law to change the
zoning category from 'H-Holding' to '0-Major Open Space' R2-
7 Detached Dwelling Second Density Residential Exception,
and R2-8 Detached Dwelling Second Density Residential Exception
to permit the first phase comprising 153 detached dwelling
units of a draft approved plan of subdivision to proceed.
The zone requirements are as follows:
