BYLAW - Amend 2213 78 - 19840121 - 272684BY-LAW NUMBER 2726-84 OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA BEING A ZONING BY-LAW WHEREAS it is deemed advisable to amend By-law Number 2213- 78. NOW THEREFORE the Municipal Corporation of the Town of Aurora enacts as follows: 1. That the zoning category applying to the lands shown in dark outline is hereby amended from "R2-Detached Dwelling Second Density Residential" and "R6-l Row Dwelling Residential Exception" "R2-7" Detached Dwelling Second Density Residential Exception to "R2-13", "R2-14", "R2- 15" and "R2-16" Detached Dwelling Second Density Residential Exceptions" as shown on Schedule 'A' attached hereto and forming part of this by-law. 2. That Section 11 is amended by adding the following as Section 11.15. Detached Dwelling Second Density Residential (R2-13) Exception Zone. 11.15.1 Uses Permitted. In accordance with Section 11.1 hereof. 11.15.2.1 Lot Specifications Lot Area (minimum) 325 sq. metres 10.6 metres Lot Frontage (minimum) 11.15.2.2. Siting Specifications Front Yard (minimum) 6 metres Rear Yard (minimum) 7.5 metres Interior Side Yard One side (minimum) 1.2 metres The other side (minimum) .6 metres Distance between any detached dwellings (minimum) Exterior Side Yard 1.8 metres 4.5 metres 11.15.2.3. Building Specifications One or Two Storeys (minimum) 95 sq. metres (maximum) 140 sq. metres Lot Coverage (maximum) Height (main building) (maximum) 27% 10 metres 3. That Section 11 is amended by adding the following as Section 11.16 Detached Dwelling Second Density Residential [R2-14) Exception Zone. 11.16.1 Uses Permitted In accordance with Section 11.1 hereof. 11.16.2.1. Lot Specifications. Lot Area [minimum) 370 sq. metres Lot Frontage (minimum) 12 metres 11.16:2.2. Siting Specifications Front Yard (minimum) 6 metres Rear Yard (minimum) Interior Side Yard One side (minimum) The other side (minimum) Distance between any detached dwellings (minimum) Exterior Side Yard (minimum) 7.5 metres 1.2 metres .6 metres 1.8 metres 4.5 metres 11.16.2.3. No "Notwithstanding the provisions of Section 11. 2. 3 the minimum floor area for dwellings constructed on the lands zoned R2-16, shall be 185 square metres. All other provisions of Section 11 shall apply to the subject lands." part of this By-law will come into force until the provisions of the Planning Act have been complied with but subject to such provisions the By-law will take effect from the day of passing thereof.
