OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW TO AMEND BY-LAW NUMBER 1863
A RESTRICTED AREA (ZONING) BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 1863.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. The defined area affected by By-law 1863 is hereby
amended to include the lands shown in dark outline on
Schedule 'A' attached hereto and forming part of this
By-law.
2. That Schedule 'B' Floor Area is hereby amended by
adding the following as Performance Standard #46.

"Minimum floor area for a detached dwelling 185
square metres."
ThAt Schedule 'B' Miscellaneous is hereby amended by
adding the following as Performance Standard #52.
"Minimum side yard, one side of lot: 1. 2 metres
for a 1-storey building, with an additional 0.3
metres for each additional storey or part thereof,
provided that in case of a corner lot, the minimum
width of the side yard abutting the side street
shall be 5 metres in all cases;
Minimum side yard on the other side of the lot:
0.6 metres;
No doors or windows in the wall adjoining the
narrower side yard;
Minimum distance between any two buildings: 1.8
metres."
That the lands shown in dark outline on Schedule 'A'
are hereby zoned S.l.l7.26.37.51, S.l.l7.37.51.52 and
S.l.17.26.46.51, I. Limited Institutional and 1 0 1 Open
Space.

Schedule 2
By-law ,)_ :J .5'(-83has the following purpose and effect:
To amend By-law 1863 the By-law in force in the urban
section of the Town of Aurora to
(a) incorporate the subject lands which are within a
registered plan of subdivision which has been
draft approved by Regional Council into By-law
1863 which has standards more suited to urban
development than the by-law currently in force in
the parts of Aurora which were formerly in King
Township.
(b) Zone the lands for detached Residential lots, in
the area zoned Open Space (parkland) designated
'O' and limited institutional in the area zoned
'I' which is intended for a separate school site.
The lots which are proposed for the area are 9 metres -
29.5 feet along the proposed Crawford Rose Drive and around
the proposed April Gardens near Crawford Rose Drive. Lots
on the Kemano Road extension and adjacent to the existing
subdivision to the east are 15 metres (49.21 feet). The
most westerly three lots on the south side of Aurora Heights
Drive extension are proposed as 26 m, 26 m and 21 m from
west to east (26m= 85.3 feet, 21m= 68.89 feet).
House sizes proposed for the area north of Aurora
Heights Drive are 1200 square feet for a 1 storey building
and a minimum ground floor area of 750 square feet for more
than one storey. The three most westerly houses south of
Aurora Heights Drive will have a minimum floor area of 185
square metres -1990 square feet.
Side yard requirements for one storey building are 1.2
metres (3.93 feet) on one side and .6 (1.96 feet) on the
other. No buildings may be closer than 1.8 m (5.9 feet) to
one another at the side lot line. For two stories or more
an additional .3 metres (.98 feet) of side yard (on one
side) is required for each storey or part of a storey.
