OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW TO AMEND BY-LAW NUMBER 1863
A RESTRICTED AREA (ZONING) BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 1863.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. The zoning category applying to the lands shown in dark
outline nn Schedule 'A' attached hereto and forming
part of this By-law is hereby amended from S.2.26.36 to
S.l.l8.26.38.51. and 0. Open Space as shown on Schedule
'A'.
2. No part of this By-law will come into force until the
provisions of the Planning Act have been complied with
but subject to such provisions the By-law will take
effect from the day of passing thereof.

Schedule 2
By-law ~!i"'3Z has the following purpose and effect:
To amend By-law 1863, the By-law in force in the urban
part of the Town of Aurora to permit a 6 lot residential
subdivision and private open space. The private open space
area will continue to be used for a covered tennis court and
the flood plain area surrounding the pond will remain
undeveloped.
This by-law would ame.nd the performance standards
applying to the site which now require all lots to have 50
feet of frontage for a single family dwelling and 5000
square feet minimum lot size to a standard which permits the
development of one single family detached dwelling per lot
as shown on a Registered Plan. A draft plan of subdivision
has been approved for the subject property the lot configura-
tion for which has been shown on Schedule 'A'. All lots on
the approved draft plan have a minimum size of 471 square
metres (5067 square feet). Frontages on the draft plan are
as follows:
26.2 metres (89.95 feet}
13.8 metres (45.27 feet) - 3 lots
16 metres-52.5 feet and 15.5 metres-50.8 feet
