BEING A BY-LAW to amend
Zoning By-law No. 2213-78,
as amended (20 Wellington
Street East, File: D14-02-13).
WHEREAS section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended,
provides that the councils of local municipalities may pass zoning by-laws;
AND WHEREAS the Council of The Corporation of the Town of Aurora (hereinafter
the "Town") enacted By-law 2213-78, including amendments thereto (hereinafter the
"Zoning By-law");
AND WHEREAS the Council of the Town deems it necessary and expedient to
further amend the Zoning By-law;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the Zoning By-law be and is hereby amended to replace the
"Institutional (1) Zone" zoning category applying to the lands shown in hatching
on Schedule "A" attached hereto and forming part of this By-law with "Central
Commercial (C2-20) Exception Zone".
2. THAT the Zoning By-law be and is hereby amended to add the following:
"SECTION 21.22 CENTRAL COMMERCIAL (C2-20) EXCEPTION ZONE
21.22.1 Uses Permitted
Commercial:
— business offices
— commercial schools
— clinics
— financial establishments
— hotels
— institutional uses
— professional offices
— restaurants
— retail stores
— service shops, light
— service shops, personal
— studios
Residential:
— dwelling units above the first storey
21.22.2 Zone Requirements
21.22.2.1 Notwithstanding any provisions to the contrary, for the purposes
of the lands zoned C2-20, the following definition shall apply:
Floor Area. Gross (GFA):
means the aggregate of the floor areas of each storey above
grade measured between the interior faces of any exterior walls
of the building or structure.

21.22.2.2 Lot Specifications
In accordance with the provisions of Section 21.2.1 hereof
21.22.2.3 Siting Specifications
In accordance with the provisions of Section 21.2.2 hereof
21.22.2.4 Building Specifications
In accordance with the provisions of Section 21.2.3 hereof
21.22.2.5 Parking
i) Notwithstanding the provisions of Section 6.26 a minimum
of 1.5 spaces per 100 square metres of GFA shall be
required for commercial uses.
ii) Notwithstanding the provisions of Section 6.26 a minimum
of 1.25 spaces per dwelling unit, inclusive of visitor
parking shall be required for residential uses.
iii) Notwithstanding the provision of Section 6.26.1.6 any
area used as accessory storage in the cellar is exempt
from the parking requirements.
iv) Sections 6.27.2, 6.27.3, 6.27.8(a), 6.27.8(b), 6.27.8(e),
and 6.27.8(f) shall not apply.
v) Notwithstanding the provisions of Section 6.26, the
manoeuvring space for 90 degree parking stalls shall be a
minimum of 7.0 metres.
21.22.3 Buffer Strip
Notwithstanding the provisions of Sections 6.31 and 19.4, a
minimum buffer strip shall not apply along the northerly and
westerly lot lines, and a minimum buffer strip of 0.5 metres shall
be provided along the easterly lot line. No fencing, grassed strip
or berming shall be required.
21,22.4 Loading
Notwithstanding the provisions of Section 19.2, no loading
spaces shall be required.
THAT this By-law shall come into full force subject to compliance with the
provisions of the Planning Act, R.S.O. 1990, c. P. 13, as amended, and
subject to compliance with such provisions, this By-law will take effect from the
date of final passage hereof.

Explanatory Note
Re: Zoning By-law Number 5605-14
By-law Number 5605-14 has the following purpose and effect:
To amend By-law 2213-78, as amended, the Zoning By-law in effect in the Town of
Aurora, to rezone the subject lands from "Institutional (1) Zone" to "Central
Commercial (C2-20) Exception Zone".
The rezoning will permit a variety of commercial uses including offices, retail and
dwelling units above the first storey on the lands.
