Amendment No. 24
to the
Official Plan for the
Aurora Planning Area
This amendment to the Official Plan for the Aurora
Planning Area, which has been adopted by the Council
of the Corporation of the Town of Aurora is hereby
modified under the provisions of section 17 of the
Planning Act, as follows:
1. Part III, Section 1. (i) is modified by inserting
the words "the number of units permitted", before
the word "height".
As thus modified, this amendment is hereby approved
pursuant to section 17 of the Planning Act, as
Amendment No. 24 to the Official Plan for the Aurora
Planning Area.

OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
Being a By-law to adopt Amendment No. 24 to the Official
Plan of the Aurora Planning Area.
The Council of the Corporation of the Town of Aurora in
accordance with the provisions of Section 17(1) of The
Planning Act en·acts as follows:
l. Amendment No. 24 to the Official Plan of the Aurora
Planning Area, consisting of the attached explanatory
text, is hereby adopted.
2. That the Municipal Corporation of the Town of Aurora
make application to the Ministry of Housing for approval
of said Amendment.
3. The Clerk is hereby authorized and empowered to make or
cause to be made on behalf of this Corporation such
application as may be necessary to the Ministry of
Housing for approval of said Amendment and to execute
under the Corporate Seal such documents as may be
required for the above purposes.

AMENDMENT NO. 24
TO THE OFFICIAL PLAN
OF THE AURORA PLANNING AREA
PART II: THE PREAMBLE
TITLE AND COMPONENTS
This amendment comprising the text and schedule
shall be known as Amendment 24 to the Official Plan of
the Aurora Planning Area.
2. THE PURPOSES
The purpose of this amendment is to:
(l) Change the land use designation applying to
the subject lands from "Residential" to
"Commercial".
3. LOCATION
The subject lands are·part of Block "A" Registered
Plan M-57 as shown on Schedule "A" which forms part of
this amendment.
4. BASIS OF THE AMENDMENT
This amendment has been enacted by Council ln
response to the following:
(l) The site is in close proximity to "Hotel
Aul"Ora" a facility which includes 9 8 suites
and which attracts a considerable number of
out-of-town visitors creating a potential
market for com,11ercial facilities.
(2) The site is almost contiguous with the
historic commercial core of the community and
therefore respresents a logical extension of
the commercial core.
The applicant has requested that the opportunity
of developing the site as a mixed commercial-
residential project which would add to the
·rental stock available within the community
be made available. The need for increased
rental accommodation within the community has
been identified.

PART III: THE AMENDMENT
STATEMENT OF PRINCIPLES AND POLICIES
GOVERNING AMENDMENT NO. 24
1. The Official Plan is amended as follows:
Section 4.5.d is hereby amended by adding the
following paragraph after the last paragraph in that
section:
The lands shown in black on·Schedule "A" and designated
"Amendment Area" which are part of Block "A" Registered
Plan M-57 are redesignated from "Residential" to
"Commercial" in accordance with the following provisions:
(i) Residential apartment units may be permitted above
commercial uses on the second storey 1-Jhen included
MODIFICATION. in an amendment to the Zoning By-law which specifies
