BY-LAW NUMBER 2514-82
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW TO AMEND BY-LAW NUMBER 1863
A RESTRICTED AREA (ZONING) BY-LAW
WHEREAS it is deemed advisable to amend By-law Number 1863.
NOW THEREFORE the Municipal Corporation of the Town of
Aurora enacts as follows:
1. That By-law 2437-81 is hereby repealed.
2. That the lands shown in dark outline on Schedule "A"
attached hereto and forming part of this By-law may be
used only in accordance with the following:
(i) Cellar -Storage uses accessory to permitted
commercial uses.
(ii) Main Floor-Commercial uses as follows:
retail stores
restaurants
personal service shops
business and professional offices
studios
banks and other financial establishments.
(iii) Second Floor-units 1-12, 15, 16, 17, 19-39
inclusive - 1 dwelling unit for each unit as shown
on Schedule 'A'. Units 13, 14, 18, 40 -commercial
uses as listed in (ii) above.
3. That the arrangement of the buildings, parking areas
and landscaping shall be in general accordance with
Schedule "A" attached hereto and forming part of this
by-law.
4. Notwithstanding the provisions of Section VII 4a.

Parking Requirements the parking requirement for the
buildings on the subject lands shall be 240 spaces.
No part of this By-law will come into force until the
provisions of The Planning Act have been complied with
but subject to such provisions the By-law will take
effect from the day of passing thereof.

Schedule 2
By-law 2514-82 has the following purpose and effect:
To amend By-law 1863 the Zoning By-law in force in the
urban portion of the Town of Aurora as amended. By-law
2437-81 which was circulated in September 1981 permitted the
subject lands to be used for 40 two storey units all of
which were zoned 'commercial'. The present By-law would
repeal the former By-law and allow the second floor of units
13, 14, 18 and 40 to be used commercially, while the remaining
units will be used residentially on the second floor as has
been permitted by Official Plan Amendment No. 17 which was
approved by the Minister of Municipal Affairs and Housing
recently.
The parking requirement established for project is
based on the anticipated needs of both the commercial and
residential parts of the project.
