PART II: THE PREAMBLE
1. TITLE AND COMPONENTS
This amendment comprising the text· and schedule
shall be known as Amendment # ;;Lo to the Official Plan
of the Aurora Planning Area.
2. 'lliE PURPOSE
The purpose of this amendment is to:
(1) Change the land use designation on the
subject lands from "Rural" to "Estate Resi-
dential".
3. LOCATION
The subject lands are part of Lots 71 and 72·,
Concession 1, W.Y.S. more particularly shown on Schedule
"A" which forms part of this amendment.
4. BASIS OF THE AMENDMENT
This Amendment has been enacted by CoWl.cil in
response to the following:
(1) The subject lands directly abut a registered plan
of subdivision the major road in which ends in a
1 foot reserve adjacent to the lands in question.
The subject lands will allow completion of the
road pattern and provide an alternate access by
way of Bloomington Road ..
· ( 2) The site is. rolling with an attractive backdrop of
trees along the easterly boundary and hedgerows
following old fence lines are locate throughout
the site. · ·
(3) The land is not suitable for agriculture due to
the extreme topography. The A.R.D.A. land
classification establishes the site as 60% class 6
with limitations due to topography.
(4) The applicant has submitted a landscape analysis,
soils analysis and engineering report in support
of'the application;

BY-LAW NUMBER 2455-81
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
Being a By-law to adopt Amendment No. 20 to the Official
Plan of the Aurora Planning Area.
The Council of the Corporation of the Town of Aurora in
accordance with the provisions of Section 17(1) of The
Planning Act enacts as follows:
1. Amendment No. 20 to the Official Plan of the Aurora
Planning Area, consisting of the attached explanatory
text, is hereby adopted.
2. That the Municipal Corporation of the Town of Aurora
make application to the Ministry of Housing for approval
of said Amendment.
3. The Clerk is hereby authorized and empowered to make or
cause to be made on behalf of this Corporation such
application as may be necessary to the Ministry of
Housing for approval of said Amendment and to execute
under the Corporate Seal such documents as may be
required for the above purposes.
READ A FIRST AND SECOND TIME THIS 5th DAY OF October, 1981.

Amendment No. 20
to the
Official Plan for the
Aurora Planning Area
This amendment to the Official Plan for the Aurora
Planning Area, which has been adopted by the Council
of the Corporation of the Town of Aurora is hereby
modified under the provisions of section 17 of the
Planning Act, as follows:
1. Part III: The Amendment is modified by the addition
of the following as section 2.
2. Section 4.7 of the official plan is amended by
the addition of the following as part (v) and (vi):
( v) "The lands adjacent to Bathurst Street in
Part of Lots 71 and 72 which are the most
westerly extension of the Hunter's Hill
Estates Subdivision which are designated
'Rural' in this plan shall be planted so as
to shield the adjacent residential development
from traffic noise, fumes, dust, etc., resulting
from high volumes of traffic on Bathurst Street
and to provide a buffer between the subdivision
and the rural lands in the adjacent municipality.
A detailed planting plan acceptable to the
municipality will be prepared for this block of
land prior to final approval of the subdivision
plan. Appropriate measures will be included in
the subdivision agreement to ensure this plan
is implemented and the plant material is
maintained in a healthy condition.
It is council's long term objective that this
area be maintained in the 'Rural' land use
category to ensure the continuation of a
rural atmosphere along Bathurst Street.
(vi) The siting, building and structural design of
dwellings and subdivision design within areas
subject to the impact of railways shall contain
noise and vibration attenuation features which
shall be developed by the Town in consultation
with qualified consultants and the railway
sufficient to satisfy the Ministry of the
Environment."
