It is intended that the theme maJl would be comprised of around
4,000 square metres (40,000 square feet) of commercial floor
area on the ground floor with residential uses or storage
area on the second storey. The proposal would be developed
as a condominium with the units comprised of a store and living
quarters. It is felt that this type of arrangement would reduce
vandalism and 'enhance the "theme vilLage" atmosphere.
The official plan currently would not permit the residential
component of the proposal although combined residential commercial
uses would be permitted in the downtown core area.,
Parts of. the site are flood prone .. ' The official plan currently
contains provisions which would restrict-development in these
floodplain areas. This amendment will not, alter these provisions.
