The Council of the Corporation of the Town of Aurora in accordance with the provisions of Section 17(1) of The Planning Act enacts as follows: 1. Amendment No.l7 to the Official Plan of the Aurora Planning Area, consisting of the attached explanatory text, is hereby adopted. \ _, 2. That the Municipal Corporation of the Town of Aurora make application to the Ministry of Housing for approval of said Amendment. 3. The Official Plan is amended as follows: Section 4.5.d is hereby amended by adding the following paragraph following the last paragraph in this section. The lands shown in dark outline on Schedule "A" which are part of lot 1 Registered Plan 246 may be used for residential uses as well as commercial in accordance with the following provisions. i) that the residential component is not great.er in floor area than the commercial component; ii) that both the residentia.l and commercial parking requirements are accommodated on the site; iii) that the subject lands will be placed in a special zoning category with special provisions respecting the combined residential commercial use; iv) that a site plan agreement be entered into between the applicant and the municipality respecting such provisions of Section 35a of The Planning Act as may be deemed necessary. ·. · .. ' •,' 11. 111. lv. -2-I It is intended that the theme maJl would be comprised of around 4,000 square metres (40,000 square feet) of commercial floor area on the ground floor with residential uses or storage area on the second storey. The proposal would be developed as a condominium with the units comprised of a store and living quarters. It is felt that this type of arrangement would reduce vandalism and 'enhance the "theme vilLage" atmosphere. The official plan currently would not permit the residential component of the proposal although combined residential commercial uses would be permitted in the downtown core area., Parts of. the site are flood prone .. ' The official plan currently contains provisions which would restrict-development in these floodplain areas. This amendment will not, alter these provisions.
