This amendment to the Official Plan for the Aurora
Planning Area, which has been adopted by the Council
of the Corporation of the Town of Aurora is hereby
approved in accordance with section 17 of The
Planning Act as Amendment No. 22 to the Official
Plan for the Aurora Planning Area.

OF THE !1UNICIPAL CORPORATION OF THE TOWN OF AURORA
Being a By-law to adopt Amendment No. 22 to the Official
Plan of the Aurora Planning Area.
The Council of the Corporation of the Town of Aurora in
accordance with the provisions of Section 17(1) of The
Planning Act enacts as follows:
1. Amendment No. 22 to the Official Plan of the Aurora
Planning Area, consisting of the attached explanatory
text, is hereby adopted.
2. That the Municipal Corporation of the Town of Aurora
make application to the Ministry of Housing for approval
of said Amendment.
3. The Clerk is hereby authorized and empowered to make or
cause to be made on behalf of this Corporation such
application as may be necessary to the Ministry of
Housing for approval of said Amendment and to execute
under the Corporate Seal such documents as may be
required for the above purposes.

PART I: THE CERTIFICATION
The explanatory text constituting Amendment No.22 to
the Official Plan of the Aurora Planning Area, was

OF THE AURORA PLANNING AREA
PART II: THE PREAMBLE
1. TITLE AND COMPONENTS
This amendment comprising the text and schedule shall
be known as Amendment #22 to the Official Plan of the
Aurora Planning Area.
2. THE PURPOSE
The purpose of this amendment is to:
(1) Change the land use designation on the subject
lands from "Rural" to "Estate Residential".
3. LOCATION
The subject lands are part of Block 'A' Registered Plan
M42, Part of Lot 72, Concession 1, W.Y.S. Town of
Aurora, shown on Schedule 'A' which is part of this
amendment.
4. BASIS OF THE AMENDMENT
This amendment has been enacted by Council in response
to the following:
(1) The subject land is part of a R~gistered Plan
which was originally proposed as a specialized
development catering residents with an interest in
horseback riding. The subject lands were proposed
as a location for stables and an indoor arena.
The lands were therefore left in the rural category
in the Official Plan and zoned Open Space.
The original concept of the. subdivision has now
been abandoned and B·lock 'A' the subject site has
been sold.

(2) The subject parcel is irregularly shaped and
comprises 2.01 ha (4.99 acres). It is the applicant's
intention to create two, . 8 ha C2 acres) parcels
and convey the remainder, a shallow "pan handle"
having frontage along Elderberry Trail to the
owners of Block 'B' the property to the east of
the subject lands which surround the 'panhandle'
to its east and south.
(3) When the Official Plan designation was originally
dealt with, the original owners of the subdivision
had a landscape analysis prepared for the entire
property. There appears to be sufficient level
land on the site to accommodate houses and tile
fields.

PART III: THE AMENDMENT
STATEMENT OF PRINCIPLES AND POLICIES
GOVERNING AMENDMENT N0.2'
1. The Official Plan is amended as follows:
(1) The lands shown on Schedule 'A' are redesignated
from "Rural" to "Estate Residential". ·
2. Part 'B' of Section 4 (Land Use Plan and Policies),
Part 8 (Estate Residential) 'B' (Subdivision Design
Criteria) is amended to read as follows:
"The minimum lot area shall be approximately .8
hectares. It is desirable that the design of the
plan should, if possible, provide a range of lot
sizes. On sites where extreme topography, unsuitable
soils or heavy tree cover exist, it may be necessary
to increase the lot size in order to meet the
requirements of the Medical Officer of Health."
