OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
BEING A BY-LAW TO AMEND BY-LAW NUMBER 2213-78
A RESTRICTED AREA (ZONING BY-LAW)
WHEREAS it is deemed advisable to amend By-law Number 2213-
78.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. Notwithstanding the provisions of Section 23.2 respecting
minimum lot area and minimum lot frontage the lot area
and frontage as shown on Schedule "A" shall be the
minimum lot area and frontage for the subject lands.
2. Notwithstanding the provisions of Section 23.2.2 the
siting specifications for the building shall be as
follows:

3. All other provisions of By-law 2213-78 shall apply to
the subject lands.
4. No part of this by-law will come into force until the
provisions of The Planning Act have been complied with,
but subject to such provisions the by-law will take
effect from the day of passing thereof.

By-law Number.z.415·2pas the following purpose and effect:
To amend By-law Number 2213-78 the zoning by-law applying
to the Town of Aurora as established by the Regional
Municipality of York Act, to permit the subject lands which
have less frontage and area than the minimum standards to be
used for a C4-Shopping Centre Commercial Zone.
The subject lands had been scheduled for the establishment
of a small commercial plaza in 1979 and it was expected that
the site would develop immediately. There were delays in
the construction start and the proposal does not now conform
with the comprehensive by-law enacted in June 1980 in terms
of the minimum standards of the zone in which it is located.
The subject by-law would re-establish the subject lands for
the commercial plaza previously intended for the site by
reducing the minimum lot area, yards and frontage.
