This amendment to the Official Plan for the Aurora
Planning Area, which has been adopted by the Council
of the Corporation of the Town of Aurora, is hereby
approved in accordance with section 17 of The Planning
Act as Amendment No.l4 to the Official Plan for the
Aurora Planning Area.

OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
Being a By-law to adopt Amendment N0.14 to the Official
Plan of the Aurora Planning Area.
The Council of the Corporation of the Town of Aurora in
accordance with the provisions of Section 17(1) of The
Planning Act enacts as follows:
1. Amendment No. 14 to the Official Plan of the Aurora
Planning Area, consisting of the attached explanatory
text, is hereby adopted.
2. That the Municipal Corporation of the Town of Aurora
make application to the Ministry of Housing for approval
of said Amendment.
3. The Clerk is hereby authorized and empowered to make or
' cause to be made on behalf of this Corporation such
application as may be necessary to the Ministry of
Housing for approval of said Amendment and to execute
under the Corporate Seal such documents as may be
required for the above purposes.

OF THE AURORA PLANNING AREA
PART II: THE PREAMBLE
1. Purpose
To amend the Official Plan to reallocate the industrial
designations assigned to certain flood plain areas to
lands adjacent to the present industrial areas and
restore the flood plains to a r~ or major open space
designation.
Basis
This amendment is being enacted in response to the
following:
1. The owner of the lands in part of Lot 80, Cone. l,E.Y.S.
has proposed to redesignate these lands from "Rural" to
"Industrial" and has commitments from several industries
to locate in the area.
2. Regional Council at its meeting of February 9, 1978
allocated 504 acres of land in the Town of Aurora for
industrial purposes to be serviced by the York-Durham
Servicing Scheme. That 504 acres was intended to
include all the land which is currently designated
"Industrial" by the Official Plan of the Aurora Planning
Area.
3. The land which is designated Industrial includes some
areas which have no practical use as industrial land
since they are within the flood plain limixs of the
Tannery Creek. These lands are presently subject to
the policies of the Environmental Protection Area which
state: "Although lands within the boundaries of the
Environmental Protection Area may be designated as
'Urban Residential', 'Commercial', 'Industrial', 'Rural',
'Estate Residential', 'Major Open Space', 'Institutional',
or as any other land use designation, permitted uses
within the boundaries of the Environmental Protection
Area shall be limited to agricul.ture, conservation,
horticultural nurseries, forestry, wildlife area,
passive public or private parks, golf courses and other
passive outdoor recreational activities". The property
therefore cannot be zoned for industrial land uses at
the present time.

Since the owner of the subject lands has suitable land,
directly adjacent to land presently developed and
serviced for industrial development, it is felt that
the industrial designation'should be reallocated from
the flood prone valley lands to suitable industrial
land.
AMENDMENT NO. 14
TO THE OFFICIAL PLAN

PART III: THE AMENDMENT

The land use designations on Schedule IIA" to the Official Plan
of the Aurora Planning Area are hereby amended as follows:
(1) Part of Lot 80, Cone. 1 E.Y.S. shown in dark outline on
Schedule "A" is amended from Rural to Industrial.
(2) Part of Lot 82 and 83, Cone. 1 E.Y.S. shown in dark outline
on Schedule "A" is amended from Industrial to Rural with
Environmental Protection Area Policies applying.
(3) Blocks "A" & "B" of Registered Plan M51 as shown in dark
outline on Schedule "A" is amended from Industrial to
Major Open Space.
2. Policies
The policies of Section 4.6 of the Official Plan of the Aurora
Planning Area shall apply to the lands being redesignated
Industrial. The policies of Section 4.7 and 4.11 shall apply to
areas being I redesignated rural. The policies of Section 4.9
shall apply to the areas being redesignated to major open space.
3. Implementation
The policies of this amendment shall be implemented through
amendments to the zoning by-law pursuant to Section 35 to The
Planning Act. Sewage treatment capacity and water supply will be
allocated to the subject lands when at the time of rezoning provided
that the normal conditions, financial and otherwise are met.
