BYLAW - Amend 1863 - 19800721 - 236780'> ' ·, BY-LAW NUMBER 2367-80 OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA BEING A BY-LAW TO AMEND BY-LAW NUMBER 1863 A RESTRICTED AREA (ZONING) BY-LAW. WHEREAS it is deemed advisable to amend By-law Number 1863, NOW THEREFORE the Council of the Corporation of the Town of Aurora enacts as follows: 1. Notwithstanding the provisions of By-law 1863 to the contrary, the lands shown on Schedule "A" attached hereto and forming part of this By-law, may be used for two lots each to be occupied by a single family dwelling and accessory buildings only, provided that the minimum side yards, frontage, front yard setback and area are as shown on Schedule "A". The minimum rear yard shall be 7.5 metres and the maximum lot coverage shall be 35%. 2, All other provisions of By-law 1863 shall apply to the subject lands. 3. No part of this by-law will come into force until the provisions of The Planning Act have been satisfied but subject to such provisions the by-law will take affect from the day of passing thereof. SCHEDULE 2 By-law 2367-80 has the following purpose and effect: To amend By-law 1863 the zoning by-law governing the former Town of Aurora, as it applies to the subject lands which are presently zoned "A.9.20.30.43" which is an apartment zone. The subject by-law would allow the lands in question which have been occupied by two single family dwellings for many years to be severed to create two separate lots and continue to be used for single family dwellings. The area surrounding the subject lands has been developed for single family dwellings for some years. Lot sizes in the area range, however it is felt that the proposed lots are compatible with surrounding existing lots some of which are similar in size. The metric dimensions stipulated on Schedule "A" are equivalent to imperial figures as follows: House 11 . Frontages 11.887 m: 39.00 feet front Yard Setback 11.66 m : 38.25 feet Side Yard 1.35 m : 4.43 feet 3.39 m :2 12.89 feet 663.68 m : 7143.79 sq. feet Rear Yard 7.5 m: 24.60 feet House 9 13.381 m: 43.90 feet 10.31 m: 33.83 feet 1.30 m : 4.26 feet 300m: ~.84 feet· 704.15 m : 7579.41 sq. ft.
