OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA.
BEING A BY-LAW TO AMEND BY-LAW NUMBER 2142-77
A RESTRICTED AREA (ZONING) BY-LAW.
Whereas it is deemed advisable to amend By-law 2142-77.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. Notwithstanding the provisions of Section 5.1.3(2)
respecting minimum lot area and minimum lot frontage on
a public highway the lands in part of lots 15 and 16,
Concessions I and II, Town of Aurora (formerly Township
of Whitchurch) shown on Schedule "A" in hatching may be
used for the creation of two lots which may be used for
the erection of one single family dwelling and accessory
buildings per lot.
2. All other provisions of By-law 2142-77 will apply to
the subject lands.
3. No part of this By-law will come into force without the
Ontario Municipal Board approval but subject to such
approval, the By-law will take effect from the day of
passing thereof.

EXPLANATORY NOTE
RE: BY-LAW NUMBER 2261-79
This By-law proposes to amend By-law 2llf2-77, which is the
zoning by-laH governing the former 1-lhitchurch portion of
Aurora, to permit a severence of approximately tvw acres to
( allow the construction of a single family dwelling and accessory
buildings. All of the other requirements of the zoning by-law
must be adhered to. These requirements are:

Roads under the jurisdiction of Regional Municipality

Minimum rear yard
Minimum side yards
Minimum ground floor area for a one storey dwelling
Minimum ground floor area, more than one storey
Maximum dwelling height

The Official Plan in effect in the municipality permits non-
agricultural development to locate as infilling. This part-
icular severence is considered to be infilling since houses
are already in existance both to the north and south of the
proposed lot.
