BY-LAW NUMBER 2302.
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA.
BEING A BY-LAW TO AMEND BY-LAW NUMBER 2142-77
A RESTRICTED AREA (ZONING) BY-LAW.
WHEREAS it is deemed advisable to amend By-law Number
2142-77.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. That Section 5.2 is hereby amended by adding the follow-
ing as Part (II):
"All that part of Lot 72, Concession 1 E.Y.S. in
the Town of Aurora, formerly in the Township of
Whitchurch, as shown "RR2" on Schedule "K" hereunto
annexed."
2. Notwithstanding the provisions of Section 5.1.3.(2),
the minimum lot area for a dwelling or residential
building on the lands shown designated "R" on
Schedule "K" attached hereto shall be 7 hectares.
3. No part of this By-law will come into force without
Ontario Municipal Board approval, but subject to such
approval, the by-law will take effect from the day of
passing thereof.

EXPLANATORY NOTE
RE: BY-LAW NUMBER 2302
This By-law proposes to amend By-law Number 2142-77, which
is the zoning by-law governing the former Whitchurch portion
of the Town of Aurora, to permit a severance of approximately
3 hectares (7.5 acres) from the rear portion of the subject
lands which front on Yonge Street. The severed property
would be added to the applicant's holding in an adjacent
registered plan of subdivision.
This By-law therefore proposes to rezone the area to be
severed, shown designated "RR2", for estate residential
purposes, as is the lot which it will be joined to. The
remaining land, fronting on Yonge Street, is presently
around 10 hectares (25 acres) in area, will be around
7 hectares (17.5 acres) in area after the rear portion is
severed. By-law 2142-77 requires a minimum of 10 hectares
(25 acres) for a rural lot on which a residence is located.
This exception to the provisions of By-law 2142-77 will
permit a lot of 7 hectares (17.5 acres) to be created.
The severance being proposed, which this By-law would permit,
will not result in the creation of an additional building
lot but will serve only to increase the size of one existing
parcel while decreasing the size of an adjacent parcel.
