BY-LAW NUMBER 2298-79
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
A BY-LAW TO AMEND BY-LAW NO. 1863. A COMPREHENSIVE RESTRICTED AREA BY-LAW.
WHEREAS it is deemed expedient to amend By-law Number 1863.
THEREFORE THE COUNCIL OF THE MUNICIPAL CORPORATION OF THE TOWN OF
AURORA ENACTS AS FOLLOWS:
1. That Section IX, Exceptions of By-law Number 1863 be amended
by the addition of the following clause:
(ix) Notwithstanding the provisions of this By-law nothing
herein shall prevent the erection of a single family
residential unit on lands shown on Schedule 11 X11 attached
to and forming part of By-law Number 2298-79, and that
Schedule B, Performance Standard, (S2) shall not apply to
the lands shown on said Schedule 11 X", but all other
Performance Standards shall-apply.
2. That this By-law shall take effect on the date of passing by
Council subject to the approval of the Ontario Municipal Board.

EXPLANATORY NOTE TO BY-LAW # 2298-79
The provisions of By-law # 1863 pertaining to the lands subject
to this by-law permit a single family detached dwelling with a
frontage of 50 feet on a public street with a minimum area of
5000 sq. feet.
By-law Number 2298-79 would permit the erection of a single family
detached dwelling on the defined lands with a frontage of 4.877 m
or approximately 16 feet with a minimum area of .112 hectares or
12,200 sq. feet.
The.subject site is bounded to the west by a single family dwelling,
to the south by single family dwellings and to the eas·t by a stream
and open space park land. The stream and open space lie largely in
""' front of the proposed parcel and although the frontage of the parcel
on Cousins Drive is only 16 feet the visual effect will be the same
as if the parcel had a frontage well in excess of the requirements
of By-law # 1863.
