BY-LAW NUMBER 2250-79
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA.
A BY-LAW TO AMEND BY-LAW NUMBER 1863
BEING A RESTRICTED AREA (ZONING) BY-LAW.
WHEREAS it is deemed advisable to amend By-law-Number 1863.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. That Schedule "A" forming part of By-law Number 1863,
as amended, is hereby further amended by changing the
location of land u.se categories (S.T.S.26.37., I & 0)
to the locations shown on Schedule "A" attached hereto
and forming part of this By-law.
2. The same performance standards will remain in force.
3. No part of this By-law will come into force without
Ontario Municipal Board approval, but subject to such
approval, the By-law will take effect from the day of
passing thereof.

EXPLANATORY NOTE
RE: BY-LAW NUMBER 2250-79
This By-law proposes to amend By-law Number 1863, the Zoning
By-law, as amended by By-law 2156-77 as it applies to a
proposed plan of subdivision located on part of the school
site and Open Space Area and lots 170-180 inclusive and
lots 225-236 inclusive all of Registered Plan M-57. This
resubdivision is as a result of part of the school site
becoming surplus and it will result in an additional 3l units
being created. These lots will be a mix of single family
detached lots and semi-detached lots. The following performance
standards will apply.

Single and Two Family Residential
One single family dwelling per lot having
a minimum frontage of fifty (50) feet
and a minimum lot area of five thousand
(5,000) square feet, one 2 family dwelling
65 feet frontage and 7,000 square feet
lot area.
Minimum each side four (4) feet for a
one (l) storey building and an additional
two (2) feet for each additional storey
or part thereof. If corner lot minimum
nineteen (19) feet side yard abutting
side street.
Minimum ground floor area for a one
storey dwelling 1,200 square feet,
more than one storey 750 square feet.
