OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA.
A BY-LAW TO AMEND BY-LAW NUMBER 1863
BEING A RESTRICTED AREA (ZONING) BY-LAW.
WHEREAS it is deemed advisable to amend By-law Number 1863.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
l. That Schedule "A" forming part of By-law Number 1863,
as amended, is hereby further amended by changing the
land use category on the subject lands shown in dark
outline on Schedule "A" attached hereto and forming
part of this By-law from "!-Institutional" to "S-Single
Family" with the following performance standards "2-17-
26-37".
2. No part of this By-law will come into force without
Ontario Municipal Board approval, but subject to such
approval, the By-law will take effect from the day of
passing thereof.

EXPLANATORY NOTE
RE: BY-LAW NUMBER 227.7-79
This By-law proposes to amend By-law Number 1863, the zoning
by-law governing the former Town of Aurora, as it applies to
a proposed plan of subdivision located on lands which were
formerly set aside for a separate school site. The York
Region Roman Catholic Separate School Board has determined
that it will not require the subject lands for school purposes
and sold the lands to the applicant. The lots being created,
which are similar in size to those in the surrounding
subdivision will be used for single family dwellings which
will be of a similar size as the existing dwellings in the
surrounding area.
The following performance standards will apply to the subject
lands.

One single family detached dwelling per
lot having minimum frontage of fifty (50)
feet on a public street and a minimum area of
five thousand (5,000) square feet.
Minimum twenty (20) feet from street
line.
Minimum each side four (4) feet from
a one ( 1) storey building and an additional 2ft .for each additiona~y§torey or part thereof. If corner
lot minimum nineteen (19) feet side yard
abutting side street.
Minimum ground floor area for a one
storey dwelling 1,200 square feet,
more than one storey 750 square feet.
