BY-LAW NUMBER 2248-79
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA.
BEING A BY-LAW TO AMEND BY-LAW NUMBER 1863
A RESTRICTED AREA (ZONING) BY-LAW
Whereas it is deemed advisable to amend By-law 1863.
NOW THEREFORE the Council of the Corporation of the Town of
Aurora enacts as follows:
1. That Schedule "A" forming part of By-law Number 1863,
as amended, is hereby further amended by changing the
land use category from T-Two Family Residential Zone to
S-Single Family Residential Zone, on Lot 63, Registered
Plan M-64.
2. Notwithstanding the provisions of By-law 1863, Lot 63,
Registered Plan M-64 may be used for the erection of a
single family dwelling on each of parts 1 and 2 as
shown on a plan deposited in the Land Registry Office
for the Registry Division of York North as 65R-
3. The following performance standards will apply to the
subject lands:

4. No part of this By-law will come into force without the
Ontario Municipal Board approval, but subject to such
approval, the By-law will take effect from the day of
passing thereof.

Explanatory Note
Re: By-law Number 2248-79
This By-law would amend By-law Number 1863, which is the
zoning by-law governing the urban portion of Aurora to
permit two single family dwellings to be constructed on a
lot having approximately 878 square metres (9,459 square
feet). The lot was originally intended and zoned for a
semi-detached building (i.e. two units), however the applicants
in preparing the site for building discovered an artesian
well on the site proposed for construction. Since the
overall lot size considerably exceeds the minimum required
for a semi-detached building and no additional dwelling
units are proposed, it has been determined that the lot is
suitable for the construction of two single family dwellings.
The performance standards which are as follows are .the
normal requirements for single family dwellings with the
exception of the minimum lot size which is less than the
normal rquirement.

400 square metres = 4,304 square
feet.
The municipality intends to pass a by-law which will exempt
the. subject lands from part lot control so a division may
take place, at a later date.
