' I ' BY-LAW NUMBER 2152 -77 OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA, BEING A BY-LAW TO AMEND BY-LAW 2073-76 Whereas By-law Number 2073-76 was passed on April 20, 1976 to regulate the use of lands in that part of the Town of Aurora hereinafter referred to; AND WHEREAS it is deemed advisable to amend By-law Number 2073-76, Now Therefore the Council of the Corporation of the Town of Aurora enacts as follows, 1. That Schedule "A" forming part of By-law 2073-76 is hereby deleted and replaced by Schedule "A" attached hereto and forming part of this By-law. 2. Section 5.1 is hereby amended by deleting the clause'being 100.83 acres more or less." 3. Section 5. Zones, is hereby amended by adding the following as Section 5,3, 5.3 Rural (R) Zone The following lands are hereby designated and zoned Rural (R): Those parts of Lot 72, Concession I. West of Yonge Street in the Town of Aurora, formerly in the Township of King and shown designated "R" on the plan annexed hereto as Schedule "A" 5.3.1 Uses Permitted: • -Agricultural uses such as Farming, Soil Cultivation, Livestock Rearing and other enterprises customarily carried on in the field of general agriculture. -Apiary -Berry or Bush Crop -Breeding or training of farm animals and horses -Flower Gardening -Grazing -Orchard -Riding Stable -Tree Nursey -Vegetable Garden -Wood lot i {\:,,,•'<' - 2 - 5.3.2The above shall be deemed not to include the following: Animal Hospital, Cannery, Winery, Cold Storage, Dog Kennel, Feed Lot, Piggery or other agricultural uses which would be incompatible with nearby residential uses. 5.3.3 Residential Uses in Rural Zones: Residential uses in (R) Zones must comply with the follow- ing provisions: (1) No more than one single family dwelling with usual accessory buildings may be erected on one lot. (2) No dwelling or residential building shall be erected on any lot except in accordance with the following standards: Minimum lot area Minimum Frontage on a public highway Minimum setback from centre line of original allowance for road Roads under the jurisdiction of the Ministry of Transportation and Communications Roads under the jurisdiction of The Regional Municipality of York Roads under the jurisdiction of the Town of Aurora Minimum rear yard Other Standards: Minimum Side Yards Minimum ground floor area for a 1 storey dwelling Minimum ground floor area, more than 1 storey Maxim~m building height 25 acres 600 feet 100 feet 110 feet 150 feet 7 5 feet 30 feet 1500 square feet 900 square feet 35 feet (3) No non-residential buildings shall be erected on any lot except in accordance with the following standards: Minimum lot area Minimum frontage on a public highway 5 acres 100 feet Maximum lot coverage 20% All other requirements of Section 5.3.3.(2) shall apply. 4. Since the passing of By-law 2073-76, it has been realized that a Rural Zone to apply to these lands fronting on Highway #11 is required in order that the by-law governing the lands in question will conform with the Official Plan.
