BY-LAW NUMBER 2150-77
OF THE MUNICIPAL CORPORATION OF THE TOWN OF AURORA
Being a By-law to Amend By-law Number 1863, a Restricted Area (Zoning)
By-law.
WHEREAS it is deemed advisable to amend By-law Number 1863,
NOW THEREFORE the Council of the Corporation of the Town of Aurora
enacts as follows:
l. That Schedule "A" fo·rmirig part of By-law Number 1863, as amended,
is hereby further amended by changi.ng the land use. category from
"D -Development Zone" to "S -Single Family Residential Zone" ·
as shown in heavy outline on Schedule "X" and "0 -Open Space
Zone" as· shown in cross hatching on Schedule "X" ·attached hereto
and forming part of this By-law.
2. The following performance standards set out in Schedule "B" will
apply to lands zoned "S -Single Family Residential":

3. No part of this By-law will come into force without Ontario Munici-
pal Board approval, but subject to such approval, the By-law will
take effect from the day of the passing thereof.

EXPLANATORY NOTE
BY-LAW NUMBER 2/St>
This By-law proposes to amend By-law Number 1836, the Zoning By-law as
it applies to a proposed plan of subdivision located on Lot 39, Regi-
stered Plan 246, Sheet C, from ·Development Zone to Single Family Resi-
dential Zone and Open Space Zone as shown on Schedule "X".
The present zoning is "Development" which is a holding type of zone.
The proposed change. would permit single family homes.·
The area has been designated Residential by the Official Plan of the
Town of Aurora Planning Area. The Performance Standards are as fol-
lows:

One single family detached dwelling per lot having
a minimum frontage of fifty (SO) feet on a public
street and a minimum area of five thousand (5,000)
square feet.
Minimum fifty-three (53) feet from the centre line
of road allowance and in no case less than twenty
(20) feet from street line.
Minimum each side four (4) feet for a one (1)
storey building and an additional two (2) .feet
for each additional storey or part thereof. If
a corner lot, m1n1mum nineteen (19) feet side yard
abutting side street.
Minimum ground floor area for a one (1) storey dwel-
ling, one thousand and four hundred (1,400) square
feet, more than one (1) storey, eight hundred and
fifty (850) square feet.
