THE CORPORATION OF THE
TOWN OF AURORA
BY-LAW NUMBER 2110-76
BEING A BY-LAW TO AMEND BY-LAW NUMBER 1863, A
COMPREHENSIVE RESTRICTED AREA BY-LAW, TO AMEND
BY-LAW 2024-74, A BY-LAW TO PROVIDE FOR CONTROL
OF DEVELOPMENT AND REDEVELOPMENT, AND TO REPEAL
BY-LAW 2107-76.
WHEREAS By-Law Number 2107-76 passed on the 4th day of October, 1976,
purported to regulate the use of lands in that part of the Town of
Aurora hereinafter referred to;

AND WHEREAS the said By-Law did not accurately express the intentions of
Council of the Corporation and it has been resolved to repeal By-Law
2107-76 and pass this By-Law in its place and stead;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF AURORA ENACTS
AS FOLLOWS:
1. THAT By-Law 2107-76 of the Corporation, passed on the 4th day of October,
1976, be and the same is hereby repealed.
2, THAT the lands shown on the Plan which is Schedule A to this By-Law be
and the same are hereby added to Schedule A to By-Law Number 1863 with
the permitted uses "A" Apartment Residential and "C" Commercial, so that
the provisions of the said By-Law 1863 will attach thereto save as here-
inafter set out.
3. THAT SECTION IX, Exceptions of By-Law Number 1863, be amended by the
addition of the following clause:
Notwithstanding the other provisions of this By-Law Number 1863:
(a) the lands shown on Schedule A to By-Law Number 2110-76 being
part of Lot 84, Concession 1 East of Yonge Street, shall be
used for no other purpose than for the erectioiYof a restaurant
and motel and apartment buildings, as follows:
(b) no buildings shall be erected upon the said lands except those
shown on the site plan annexed to By-Law 2110-76 as Schedule B,
nor shall any buildings be in locations other than as shown on the
said Schedule B.
(c) none of the apartment buildings shown designated "A" on the said
Schedule B shall be used for residential purposes until the building
designated "Restaurant & Motel" on the said Schedule B has been
erected in the location so designated and put ··into use as a restaurant
and tavern with total seating capacity for no fewer than 220 persons
and an adjacent motel consisting of not less than 40 motel units.
(d) the maximum number of motel units to be contained in the building
designated "Restaurant & Motel" shall be 120.
( e) the apartment buildings shown designated "A" on the said Schedule B
shall in the aggregate contain no more than 327 dwelling units; none
of which shall have fewer than one or more than three bedrooms.

(f) the location of buildings, parking areas, driveways and land-
scaping shall all be in accordance with the said Schedule B.
(g) no opening shall be permitted below an elevation of 830 feet
geodetic datum as determined by the South Lake Simcoe Conservation
Authority.
THAT By-Law 2024-74 be and the same is hereby amended by adding to the
provisions of Paragraph 1,1 thereof the following:
"and those lands in the former Township of Whitchurch, now
in the Town of Aurora which are shown on Schedule A annexed
to By-Law Number 2110-76 of the Town of Aurora."
THAT this By-Law shall take effect on the date of passing by Council
and shall come into force upon approval by the Ontario Municipal Board.
