By-law Number 5550-13
BEING A BY-LAW to amend
Zoning By-law Number 2213-78,
as amended (32 Wellington Street
East- File No. D14-11-12).
WHEREAS section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended,
provides that the councils of local municipalities may pass zoning by-laws;
AND WHEREAS the Council of The Corporation of the Town of Aurora (the "Town")
enacted By-law Number 2213-78, including amendments thereto (the "Zoning By-
law");
AND WHEREAS the Council of the Town deems it necessary and expedient to
further amend the Zoning By-law;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the Zoning By-law be and is hereby amended to replace the "Central
Commercial (C2-17) Exception Zone" zoning category applying to the lands
shown in hatching on Schedule "A" attached hereto and forming part of this
By-law with "Central Commercial (C2-19) Exception Zone".
2. THAT the Zoning By-law be and is hereby amended to add the following:
"21.21 CENTRAL COMMERCIAL (C2-19) EXCEPTION ZONE
Notwithstanding the provisions of Section 21, the following provisions shall
apply:
21.21.1 Uses Permitted
Commercial:
Retail stores
Restaurants (provided that the combined gross floor area of
all above uses does not exceed 400 square metres)
Business or professional offices
Day Care Centres
Residential:
- Apartment units
21.21.2 Zone Requirements
In accordance with Section 3.78.4, the front lot line shall be

21.21.2.1 Lot Specifications
In accordance with the provisions of Section 21.2.1
21.21.2.2 Siting Specifications
Rear yard (minimum) 7.4 metres
21.21.2.3 Building Specifications
In accordance with the provisions of Section 21.2.3
21.21.2.4 Parking Location
i) Commercial uses permitted in Section 21.21.1 shall require
a minimum of 2.0 parking spaces and a maximum of 3.0
parking spaces per 100 square metres of Gross Floor
Area.
ii) Residential uses permitted in Section 21.21.1 shall require
a minimum of 1.0 parking spaces and a maximum of 1.25
parking spaces per dwelling unit, inclusive of visitor
parking.
iii) Notwithstanding the provisions of Section 21.2.4, parking
shall be permitted in the easterly side yard.
iv) Notwithstanding the provisions of Section 6.26, the
minimum manoeuvring space required for 90 degree
spaces shall be 6.5 metres.
21.21.2.5 Buffer Strip
The buffer strip provisions of Section 6.31 shall not apply.
21.21.2.6 Amenity Area
Notwithstanding any provisions to the contrary, a minimum
indoor or outdoor amenity area of 10.5 square metres per
dwelling unit shall be required."
21.21.2.7 Dwelling Unit in a Non -Residential Zone
The dwelling unit provisions of Section 6.13 shall not apply.
3. THAT this By-law shall come into full force subject to compliance with the
provisions of the Planning Act, R.S.O. 1990, c. P. 13, as amended, and
subject to compliance with such provisions, this By-law will take effect from
the date of final passage hereof.

Explanatory Note
Re: Zoning By-law Number 5550-13
By-law Number 5550-13 has the following purpose and effect:
To amend By-law Number 2213-78, as amended, being the Zoning By-law in effect
in the Town of Aurora, to rezone the subject lands from "Central Commercial (C2-17)
Exception Zone" to "Central Commercial (C2-19) Exception Zone" to permit a 3
storey, 24 unit residential apartment building.
