A BY-LAW TO STAND&~DIZE REQUIREMENTS IN GRANTING APPROVAL
\ OF SUBDIVISION PLANS AND SUBDIVISION AGREEMENTS.

WHEREAS the Council of the Corporation of the Town of
Aurora, deelllS'it expedient to standardize the r·equirements in grant-
ing the approval of subdivision plans, and subdivision agreements,
and to ascertain that certain items pertaining thereto, are a
requisite ,of such agreement.
THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA ENACTS AS FOLLOWS: -
That By-law 1173 and By-law 1408 and its amendment By-law
1459, be hereby repealed, and be replaced by the following:
That the giving of any approval by the Aurora Planning
Board, and of the Council of the Corporation of the Town of Aurora,
to the application of any owner of, or of any person interested in,
real property located within the Corporation of Aurora, for the
subdivision of such r.eal property, or, any part or parts thereof,
be conditional upon the following requirements being undertaken
and agreed upon by the owner or any other person interested in the
said real property, or part or parts thereof, amongst any other
requirements which the Aurora Planning Board and/or the Council of
the said Corporation, may consider just and proper before approving
of any such application.
1. No owner of any land within the limits of the Town of
Aurora whose plan of subdivision has not had the approval
of the Town Council and the Aurora Planning Board, prior
to the passing hereof, shall not subdivide same without
first complying with the following provisions:

Payment of $600.00 per lot re Capital Expenditures
Donation of school site or other satisfliibtory arrangement<·.~
Paved streets with curbs and gutters to D.H.O, Specifications

5, Street signs and regulatory signs
6, Street lighting
7. Sidewalks ""' on one side of street
8. Sewers, both storm and sanitary. Storms of adequate depth
care
if required to take/of weeping tile.

10. Balancing of residential assessment with Industrial/Commercial
using the formula basis at the prevailing rate at the time
of application for subdivision satisfactory to Council
11. Build or contribute to the construction of schools/within the
area under subdivision, (May be used in place of Item 10)
12. Plant a kmxAxmm~ie tree on every lot satisfactory to Parks Board,
13. Industrial/Commercial buildings must be fully assesshble,
and then homes may be constructed on the prevailing formula
ratio accordingly

Sod each lot in front yard and to 10 feet in rear of building,
including side not utilized as driveway
That the subdivider must connect to our existing connections
That all the above services be in accordance with the Town
Engineer's specifications •
17. A condition of application with a subdivider, be that he,
or they, must agree to application, and passing of a Zoning
By-law within the particular subdivision
18. That a plot plan of every lot must be submitted showing the
allowance for the addition or the erection of a garage or
carport

That water meters be installed in each residence according to Town Engineers ·
