BEING A BY-LAW to
amend Zoning By-law
Number 2213-78, as
amended (15255 Leslie
Street and 1540
Wellington Street East,
File: D14-17-03).
WHEREAS section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended,
provides that the councils of local municipalities may pass zoning by-laws;
AND WHEREAS the Council of The Corporation of the Town of Aurora (the "Town")
enacted By-law Number 2213-78, including amendments thereto (the "Zoning By-
law");
AND WHEREAS the Council of the Town deems it necessary and expedient to
further amend the Zoning By-law;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the Zoning By-law be and is hereby amended to replace the "Rural
Residential (RR) Zone" zoning category applying to the lands identified on
Schedule "A" attached hereto and forming part of this By-law with "Service
Commercial (C3-18) Exception Zone".
2. THAT the Zoning By-law be and is hereby amended to add the following:
"22.18 SERVICE COMMERCIAL (C3-18) EXCEPTION ZONE
Notwithstanding the provisions of Section 22, the following
provisions shall apply:
22.18.1 Uses Permitted
- automobile service stations
- automobile washing establishments
- convenience retail stores
- gasoline bars
22.18.2 Zone Requirements
22.18.2.1 Lot Specifications
In accordance with Section 22.2.1 herein.

22.18.2.2 Sifting Specifications (minimum)
Front Yard — Main Building 5.0 metres
Canopy over Gas Pump 4.5 metres
Rear Yard 7.5 metres
Side Yard 3.0 metres
Exterior Side Yard — Main Building 5.0 metres
Notwithstanding the above provisions of Section 22.18.2.2, the
minimum setback from the Main Building to the nearest part of
the Daylighting Triangle shall be 2.2 metres.
22.18.3 Daylighting Triangle
Notwithstanding the provisions of Section 6.3.3, a Daylighting
Triangle as defined in Section 3.37 shall be provided by
measuring a distance of six (6.0) metres from Wellington Street
East and fifteen (15.0) metres from Leslie Street from the
intersection of the two street lines.
22.18.4 Parking
Notwithstanding the provisions of section 6.26.1, the minimum
parking requirement shall be eight (8) spaces.
22.18.5 Ramps
Notwithstanding the provisions of Section 6.3.6, the maximum
width of a driveway ramp shall be fourteen (14.0) metres.
22.18.6 Location of Gasoline and Propane Pumps & Canopies
Notwithstanding the provisions of Section 6.3.4 (a), the
minimum distance of pumps and canopies from the street line of
the street upon which the lot fronts shall be three (3.0) metres."
3. THAT all other terms, provisions, and existing amendments of the Zoning By-
law remain the same.
4. THAT this By-law shall come into full force subject to compliance with the
provisions of the Planning Act, R.S.O. 1990, c. P. 13, as amended, and
subject to compliance with such provisions, this By-law will take effect from
the date of final passage hereof.

Explanatory Note
Re: Zoning By-law Number 5542-13
By-law Number 5542-13 has the following purpose and effect:
To amend By-law Number 2213-78, as amended, being the Zoning By-law in effect
in the Town of Aurora, to rezone the subject lands from 'Rural Residential (RR)
Zone" to "Service Commercial (C3-18) Exception Zone".
The rezoning will permit a gasoline bar and convenience store with car wash.
