1. Amendment No. 6 to the Official Plan for
the Town of Aurora Planning Area as set out
in Schedule "A" attached hereto, which Schedule

structed to make an application to the Minister
of Municipal Affairs for approval of the afore-
said Amendment to the said Official Plan.

LOCATION OF AJ'.lENilMENT No. 6
Amendment No. 6 is concerned with a parcel of
land located in the south-west section of the
Town of Aurora, approximately 2,000 feet south
of Kennedy Street, approximately 700 feet north
of Murray Drive, and west of Yonge Street. The
width of the parcel of land is approximately
660 feet. The depth of the parcel is approximately
)(~,2'!.'!. . ~ feet, The land has a frontage of approxi-
mately 660 feet on Yonge Street.
PURPOSE .OF A!VIENTIMENT No. 6
The purpose of Amendment No• 6 is to permit
the development of a residential subdivision
on the aforesaid land.
III. BASIS OF AMENDMENT No. 6
Canadian ~ii tchell Associates Ltd., Engineers
and Planning Consultants, on behalf of the owners
of the above described land, have submitted to
the Minister of Municipal Affairs a Draft Plan
of Subdivision -covering the aforesaid land-for
approval. The Planning Board of the Town of Aurora
has carefully studied the overall road pattern
for the south-west section of the town including
the road pattern for the proposed subdivision.
The Council of the Town of Aurora has given its
consent to the proposed residential subdivision.
The Ontario Water Resources Commission has agreed
to an enlargement of the town's sewer area to
permit the development of the subject land but
has agreed to only a limited number of residential
lots. After many discussions with the owners of
the land and their consultants concerning details
of the plan and conditions of approval,the Town
of Aurora Planning Board on May 29th, 1962,finally
accepted the preliminary draft plan of subdivision
for approval. The subject land is designated

partly as "RURAL" and partly as "CONSERVATION"
in the Land Use ~lan of the Official Plan for
the Town of .Aurora Planning .Area. The Land Use
Plan of the Of~icial Plan has to be amended,
therefore, to permit the proposed residential
development. The capacity of the town's sewer
facilities is very limited at the present time.
For this reason, the amount of land to be re-
designated in the Official Plan must be limited
to permit the development of a limited number
of lots only as recommended by the Ontario
Water Resources Commission • .A small portion of
the subject land which is located closely to or
fronting upon Yonge Street may be used for other
than single-family residential purposes in con-
formity with the definition of the term "Urban
S:EmR .AREA" of the Official Plan and as approved
by the Planning Board and the Council of the Town
of .Aurora. The development of the subject land
will be regulated by way of a Restricted .Area
(Zoning) By-law and an agreement between the
developers and the Corporation of the Town of
.Aurora.

(a) The area outlined in red colour on the map
attached is hereby re-designated from
"RURAL" to "URBAN SEWER .AREA",
and
(b) the area outlined in blue colour on the map
attached is hereby re-designated from
"CONSERVATION" to "URBAN SEWER .AREA".
