THE CORPORATION OF THE TOWN OF AURORA
By-law Number 5538 -13
BEING A BY-LAW to
amend Zoning By-law
Number 2213-78, as
amended (15277 Yonge
Street, File: D14-01-13).
WHEREAS section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended,
provides that the councils of local municipalities may pass zoning by-laws;
AND WHEREAS the Council of The Corporation of the Town of Aurora (the 'Town")
enacted By-law Number 2213-78, including amendments thereto (the "Zoning By-
law");
AND WHEREAS the Council of the Town enacted By-law Number 5301-11, being a
by-law to amend the Zoning By-law with respect to the lands shown on Schedule "A"
to By-law Number 5301-11;
AND WHEREAS the Council of the Town deems it necessary and expedient to
further amend the Zoning By-law to add further provisions to the zoning categories
contained in By-law Number 5301-11;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT Section 21.20 — Central Commercial (C2-18) Exception Zone of the
Zoning By-law be and is hereby amended to:
a) delete the permitted use "dwelling units above the first storey" in
subsection 21.20.1, and replace same with the following:
- dwelling units above the first storey, with the exception that
dwelling units at grade may be permitted adjacent to Centre Street
of a mixed -use residential/commercial building";
b) delete subsection 21.20.2.3 ii) and replace same with the following:
"ii) The maximum number of residential apartment units shall be 95.";
c) delete subsections 21.20.3 ii) and iii) and replace same with the
following:
"ii) Notwithstanding the provisions of Section 6.26.1.2, a minimum of
1.3 spaces for residential uses with a minimum of 20 percent shall
be set aside for visitor parking; and

iii) Notwithstanding the provisions of Section 6.26.1.3, a minimum of 2
parking spaces per 100 m2 for commercial uses shall be required.';
and
d) add the following new subsection 21.20.3 vii):
.'vii) Residential visitor parking spaces may be shared with the
commercial parking spaces."
2. THAT all other terms, provisions, and existing amendments of the Zoning By-
law and By-law Number 5301-11 remain the same.
3. THAT this By-law shall come into full force subject to compliance with the
provisions of the Planning Act, R.S.O. 1990, c. P. 13, as amended, and
subject to compliance with such provisions, this By-law will take effect from
the date of final passage hereof.

By-law Number 5538-13 has the following purpose and effect:
