BEING A BY-LAW to amend
Zoning By-law Number 2213-78, as amended
(70 Wellington Street East).
WHEREAS section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended,
provides that the councils of local municipalities may pass zoning by-laws;
AND WHEREAS the Council of The Corporation of the Town of Aurora (hereinafter
the "Town") enacted By-law Number 2213-78, including amendments thereto
(hereinafter the `Zoning By-law");
AND WHEREAS the Council of the Town deems it necessary and expedient to
further amend the Zoning By-law;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the Zoning By-law be and is hereby amended to replace the "Special
Mixed Density Residential (R5) Zone" zoning category applying to the lands
shown in hatching on Schedule "A" attached hereto and forming part of this
By-law with "Special Mixed Density Residential (R5-35) Zone".
2. THAT the Zoning By-law be and is hereby amended to add the following:
"14.3.35 SPECIAL MIXED DENSITY RESIDENTIAL (R5-35) ZONE
14.3.35.1 Uses Permitted
In addition to the uses permitted in Section 14.1, the existing
building on the lands zoned R5-35 on Schedule "A" may also be
used for business and professional offices.
14.3.35.2 Parking
Notwithstanding the provisions of Section 6.26.1.4, a minimum
of four (4) spaces shall be provided.
The provisions of Section 6.28.1.i shall not apply.
14.3.35.3 Ingress and Egress
Notwithstanding the provisions of Section 6.27.8(a), the
minimum driveway width shall be 2.8 metres.
Notwithstanding the provisions of Section 6.26, the minimum
manoeuvring space for a parallel parking space for less than
forty-five degree (450) spaces shall be a minimum of 2.8 metres.
14.3.35.4 Buffer Strip
The buffer strip requirement of Section 6.31 shall not apply
along the west property lot line. Furthermore the buffer strip
requirement shall not apply along the east property lot line
measured northerly from the front lot line for a distance of 12.5
metres."

3. THAT all other terms, provisions, and existing amendments of the Zoning By-
law remain the same and are hereby reaffirmed.
4. THAT this By-law shall come into full force subject to compliance with the
provisions of the Planning Act, R.S.O. 1990, c. P. 13, as amended, and
subject to such provisions, this By-law will take effect from the date of final
passage hereof.

Explanatory Note
Re: Zoning By-law Number 5346-11
By-law Number 5346-11 has the following purpose and effect:
To amend By-law Number 2213-78, as amended, being the Zoning By-law in effect
in the Town of Aurora, to rezone the subject lands from "Special Mixed Density
Residential (R5) Zone" to "Special Mixed Density Residential (R5-35) Zone".
The rezoning will permit the existing building on the lands to be used for business
and professional offices.
