Acting Mayor Isaacson in the Chair. Pedersen: Tonner: Tonner: Ostick: "Resolved that the 72-hour Notice be waived." CARRIED "Resolved that the Town of Aurora council concur with the addition of the written policy on Agriculture Land Development;.and the addition of the statement - "In considering specific development applications within the study area, consideration will be had for the development potential of the whole area in order to ensure an equitable distribution of development potential consistent with the overall population targets and the physical characteristics and constraints of the sitea" and does hereby adopt the following Suburban Residential Policy criteria to be included as part of the Aurora West Secondary Plan: l. The minimum lot size shall be 0.2 hectares, the municipality will exercise discretion in the review of proposed development in "Suburban Residential 11 areas so as to ensure that lot sizes and/or densities relate satisfactorily to the physical characteristics such as topography and soils of the particular site. 2. All lots shall be of sufficient size to meet the requirements of the Regional Medical Officer of Health in regard to the proper functioning of a private sewage disposal system. 3. In order to assist Council in determining suitable lot design, applicants for development proposals in areas designated for Suburban Residential land use will be required to produce detailed reports and mapping at a minimum scale of l : l , 2 00 ( l" = 100') showing existing grades, vegetation cover, soil characteristics and groundwater levels. MARCH 7th, 1979 Pedersen: Mayor -2- i) methods of erosion control and slope stabilization, ii) the locations of and methods of ensuring proper functioning of the septic tank systems and tile fields, iii) approximate building and driveway locations, iv) proposed alteration to grades and vegetation cover. The Ministry of Natural Resources, the South Lake Simcoe Conservation Authority and the Medical Officer of Health will be consulted to assist Council in evaluating proposed development. 4. Where the existing topography and/or vegation provides inadequate protection adjacent to region roads, tree screening and landscaping shall be provided in order to protect dwellings from passing traffic and to provide as much privacy and enclosure as possible. 5. No dwelling shall be erected on a lot subject to the danger of flooding, subsidence or erosion." CARRIED "Resolved that the meeting be adjourned at 9:45p.m." CARRIED Clerk
