BEING A BY-LAW to amend
Zoning By-law Number 2213-78, as amended
(15933 Bayview Avenue).
WHEREAS section 34. of the Planning Act, R.S.O. 1990, c. P.13, as amended,
provides that the councils of local municipalities may pass zoning by-laws;
AND WHEREAS the Council of The Corporation of the Town of Aurora (hereinafter
the "Town") enacted By-law Number 2213-78, including amendments thereto
(hereinafter the "Zoning By-law");
AND WHEREAS the Council of the Town enacted By-law Number 5184-09, which
amended the Zoning By-law to replace the "Rural General (RU) Zone" zoning
category applying to a portion of the lands known as 15933 Bayview Avenue with
"Row Dwelling Residential Holding (H) R6-56 Exception Zone", "Row Dwelling
Residential Holding (H) R6-57 Exception Zone", and "Semi -Detached and Duplex
Dwelling Third Density Holding (H) R3-19 Exception Zone";
AND WHEREAS the Council of The Corporation of the Town of Aurora deems it
necessary and expedient to further amend the Zoning Bylaw with the terms and
provisions set out below;
NOW THEREFORE THE COUNCIL OF THE CORPORATION OF THE TOWN OF
AURORA HEREBY ENACTS AS FOLLOWS:
1. THAT the Zoning By-law be and is hereby amended to replace the "Rural
(RU) Zone" zoning category applying to the lands shown in hatching on
Schedule "A" attached hereto and forming part of this By-law with "Local
Commercial (C1-5) Exception Zone"..
2. THAT the Zoning By-law be and is hereby amended to add the following:
Section 20.7 LOCAL COMMERCIAL (C1-5) EXCEPTION ZONE
20.7.1 Uses Permitted
- Bake Shop
- Banks and Financial Institutions
- Business and Professional Offices
- Day Care Centres
- Dry Cleaning Distribution Depots
- Personal Service Shops
- Retail Stores
- Schools, Commercial
- Restaurants and Restaurants, Take -Out
20.7.2 Zone Requirements
20.7.2.1 Lot Specifications

20.7.2.3 Building Specifications
Lot Coverage (maximum) 30.0 percent
Building Height (maximum) 3 storey
The provisions of Section 20.2.1 and 20.2.2 regarding the Floor
Area (maximum) for each commercial unit and Floor Area
(maximum) for each commercial complex shall not apply.
20.7.3 Buffer Strip
Notwithstanding the provisions of Section 6.31.2 (i) and (ii),
there shall be a minimum 3 metre landscape strip consisting of
planting, fencing and walkways located adjacent to the entire
length of the property line which abuts any residential zones,
residential uses or holding zones.
20.7.4 Yard and Setback Encroachments Permitted
Notwithstanding Section 6.48.1, the maximum projection for
canopies shall be 1.2 metres into any yard.
3. THAT all other terms, provisions, and existing amendments of the Zoning By-
law remain the same and are hereby reaffirmed.
4. THAT the provisions of this By-law shall come into full force and effect upon
final passage hereof, subject to compliance with the provisions of the
Planning Act, R.S.O. 1990, c. P. 13, as amended.

Explanatory Note
Re: Zoning By-law Number 5310-11
By-law Number 5310-11 has the following purpose and effect:
To amend By-law Number 2213-78, as amended, being the Zoning By-law in effect
in the Town of Aurora, to rezone the subject lands from "Rural (RU) Zone" to "Local
Commercial (C1-5) Exception Zone".
This zoning amendment will permit the development of a retail commercial plaza
with second floor offices.
